If I was moving to Tampa Bay to raise my family outdoors, I’d skip South Tampa and look at Old Northeast in St. Pete instead. šŸ‘€ Everyone assumes Hyde Park or Palma Ceia is the move — but the most well-known pick isn’t always the best fit, especially once you factor in price and flood risk. Old Northeast is one of my favorites for families who want more than a price tag: Century-old oaks and sidewalks built for actual walking — kids can bike to the park, not just the driveway. Real character homes instead of South Tampa’s rebuild-and-flip cycle — every block looks different, and most have been standing since the 1920s. 30 years in St. Pete. I raised my own kids here too — and there are things about this town I will never, ever take for granted. šŸ¤ A few of them: Neighbors who still walk over and introduce themselves when a new family moves in. Rec league coaches who showed up for our kids’ teams year after year. Being able to say ā€œlet’s go watch the sunsetā€ on a random Tuesday — and actually meaning it. The Pier splash pad being a five-minute drive, not a whole-day production. Saturday Morning Market runs that were half grocery trip, half family outing. The Pinellas County sellers who lose the most money right now usually make the same mistake: pricing for a market that’s already moved on. šŸ‘€ Homes across Pinellas are sitting longer — an average of 47 days now, up from 42 a year ago — and buyers have more to choose from than they’ve had in years, with active listings up sharply from this time last year. Nearly half of all active listings across Tampa Bay have already had at least one price cut. Here’s the part that catches sellers off guard: once a home sits and gets that first reduction, buyers read it as a signal — something’s off — and they negotiate harder instead of showing up ready to make a strong offer. One cut leads to another, and by the time the price is ā€œright,ā€ the listing has lost its momentum along with it. I hear the same worry from almost every seller before we talk pricing: ā€œI don’t want to give my house away.ā€ I get it — but that fear is usually what ends up costing sellers the most. Holding out for a number the market already moved past doesn’t protect your equity, it just delays the correction, and a stale listing with three price cuts almost always nets less than a home priced accurately from the start. šŸ‘€ I see you... But seriously, living in St. Pete is truly the best decision. 1) The unspoken rule: you don’t ā€œcheck the weatherā€ — you check the water. If the bay is glassy, plans change (and nobody’s mad about it). 2) We all have a ā€œlocals-onlyā€ sunset spot we swear we won’t share… but somehow we still end up there together, walking the waterfront like it’s therapy. 3) The lifestyle here is effortlessly elevated — flip-flops to fine dining is normal, and ā€œI’ll be there in 10ā€ actually means 10 (unless the drawbridge has other plans).
