A few St. Petersburg listin...If I was moving to Tampa Bay to raise my family outdoors, Iād skip South Tampa and look at Old Northeast in St. Pete instead. š Everyone assumes Hyde Park or Palma Ceia is the move ā but the most well-known pick isnāt always the best fit, especially once you factor in price and flood risk. Old Northeast is one of my favorites for families who want more than a price tag: Century-old oaks and sidewalks built for actual walking ā kids can bike to the park, not just the driveway. Real character homes instead of South Tampaās rebuild-and-flip cycle ā every block looks different, and most have been standing since the 1920s. I raised my own kids here too ā and there are things about this town I will never, ever take for granted. š¤ A few of them: Neighbors who still walk over and introduce themselves when a new family moves in. Rec league coaches who showed up for our kidsā teams year after year. Being able to say āletās go watch the sunsetā on a random Tuesday ā and actually meaning it. The Pier splash pad being a five-minute drive, not a whole-day production. Saturday Morning Market runs that were half grocery trip, half family outing. 30 years in St. Pete. I rai...The Pinellas County sellers who lose the most money right now usually make the same mistake: pricing for a market thatās already moved on. š Homes across Pinellas are sitting longer ā an average of 47 days now, up from 42 a year ago ā and buyers have more to choose from than theyāve had in years, with active listings up sharply from this time last year. Nearly half of all active listings across Tampa Bay have already had at least one price cut. Hereās the part that catches sellers off guard: once a home sits and gets that first reduction, buyers read it as a signal ā somethingās off ā and they negotiate harder instead of showing up ready to make a strong offer. One cut leads to another, and by the time the price is āright,ā the listing has lost its momentum along with it. I hear the same worry from almost every seller before we talk pricing: āI donāt want to give my house away.ā I get it ā but that fear is usually what ends up costing sellers the most. Holding out for a number the market already moved past doesnāt protect your equity, it just delays the correction, and a stale listing with three price cuts almost always nets less than a home priced accurately from the start. The best outdoor activities...š I see you... But seriously, living in St. Pete is truly the best decision. 1) The unspoken rule: you donāt ācheck the weatherā ā you check the water. If the bay is glassy, plans change (and nobodyās mad about it). 2) We all have a ālocals-onlyā sunset spot we swear we wonāt share⦠but somehow we still end up there together, walking the waterfront like itās therapy. 3) The lifestyle here is effortlessly elevated ā flip-flops to fine dining is normal, and āIāll be there in 10ā actually means 10 (unless the drawbridge has other plans). If our neighborhoods walked...Buy a house in Tampa Bay? I want something more for you. I want you to find a home where your kids make memories theyāll still talk about at 35. Where your dog claims the sunny patch on the floor and makes it his daily ritual. Where you can knock on a neighborās door to borrow some milk and itās not weird.
